Niki Perez is the Founder of Authentic CRE Solutions, a boutique commercial real estate consulting firm that brings institutional-quality underwriting to brokers, sponsors, and investors across the country.


With over 21 years of experience and more than $11 billion in underwritten transactions, Niki’s expertise spans the full deal lifecycle. During her time at Grandbridge Real Estate Capital and Walker & Dunlop, where she rose to Associate Director, she led deals from start to finish: managing borrower and lender communication, transaction structuring, site inspections, legal review, and investment packaging. She’s worked closely with attorneys, appraisers, credit committees, and clients to guide deals to a successful close.


Today, Niki partners with clients who value clear analysis, efficient execution, and deal logic that holds up under scrutiny. While her roots are in debt, her underwriting acumen translates seamlessly into equity structuring, return modeling, and sponsor optics.


Niki also a passive investor, a mom, a writer, and a proud supporter of DEI in CRE. She's partnered with groups like Project Destined and Habitat for Humanity and had the great fortune of being mentored by Beth Azor, one of the most respected women in the business.

You can expect personalized service, extensive industry expertise, and transparency. We have a deep understanding of the commercial real estate market, with a special focus on property operations, financial analysis and excel modeling. We use and leverage our 20-year database of experience, resources, contacts, and educational tools to help you make informed decisions and choose solutions that work for you.


We will drill down on due diligence needs and requests once goals are defined. In most cases, we need at least a current rent roll and a T12 operating statement or most recent annual P&L to start. For construction underwriting, a development budget is crucial. If after our discovery call you'd like to proceed, expect to receive a formal proposal, scope of work and CA to review and sign. We encourage you to send us your NDA to execute as well, preferably before or after our initial call.
